Closed sale price of $2M reflects the property's "illegal non-conforming" zoning status which was discovered by title search during a pending sale in June 2023. The seller had purchased the home on the 9/10 acre lot in 1983 when the neighbor to the north, who had 2 homes on approx. a 1.5 acre parcel, spun off this property...not realizing, in 1975, Sarasota County had down-zoned Casey Key to 1-acre minimum lot requirements. The seller hired an attorney but, ultimately, the Zoning Board refused to grant an exception or variance and declared if the home was destroyed (voluntarily or involuntarily) it could not be rebuilt. The lot would have to remain vacant! Also the current home could not be expanded and even a pool could not be built. The first buyers cancelled their contract. The party who eventually purchased the property was aware of all this and the sale closed almost a year from the original listing date.
