Confirm the type of water access, bridge clearances, channel depth, tides, dock and lift permits, seawall condition, riparian rights, setbacks, flood zone, elevation, insurance, and maintenance history. A water view does not automatically mean usable boat access. Hire appropriate marine, structural, and home inspectors, and verify permits with the relevant jurisdiction. Ask whether the dock, lift, seawall, and shoreline are owner or association responsibilities. If boating is central to the purchase, test the route for your specific vessel before the contract becomes noncancelable.
