A Structural Integrity Reserve Study, often called a SIRS, evaluates specified building components and estimates reserve funding needs for applicable Florida condominium buildings. It is different from a standard unit inspection and should be read together with budgets, financial statements, milestone-inspection records, meeting minutes, and planned projects. A completed study does not guarantee that no assessment will occur, and a low fee does not prove that reserves are adequate. Buyers should verify whether the building is subject to current law and obtain professional guidance on the association's documents and funding plan.
